Buying a bostadsrätt as a foreigner: the 2026 rules

Swedish law puts no nationality condition on buying a flat. The two gates are the housing association's membership decision and the bank's credit assessment: 90 per cent loan, 10 per cent of your own, and amortisation on top.

The flat is listed at 3 200 000 kr, the viewing is on Sunday, and the broker asks whether you have a lånelöfte. You have a work permit that runs to 2028, eleven months of Swedish payslips, and no idea whether any of that is enough. Nationality is not the question anyone will ask you; money and membership are.

What you are actually buying

A bostadsrätt is not the flat. It is a membership in a bostadsrättsförening, an association that owns the building, together with the right to use one apartment in it without a time limit.

That is why the money splits in two. You pay a price to the seller for the membership and the right of use, and then a månadsavgift to the association every month for your share of its running costs and its own loans.

It also means there is no lagfart to register, as there would be for a house. If you are buying a house rather than a flat, the registration and its costs are a separate subject; check the current rules at Lantmäteriet before you budget.

The board is the second buyer nobody warns you about

After the contract is signed you apply for membership in the association. Until the board says yes, the purchase does not carry you into the flat.

The board's room to refuse is narrow. Under chapter 2 of bostadsrättslagen it may say no if you do not meet the membership conditions in the association's own stadgar, or if it reasonably should not accept you because you lack the ability to meet the financial obligations towards the association.

Nationality is not on that list, and neither is the length of your residence permit. What the board is allowed to look at is whether you can pay the monthly fee.

If the answer is no, you have one month from the refusal to apply to hyresnämnden, which can decide that you become a member if the conditions in the law are met. Read the association's stadgar before you bid, not after.

The bank: 90 per cent, and what the other ten must be

A bank may lend at most 90 per cent of the purchase price, so the kontantinsats is at least 10 per cent, and it has to be money you actually have. Before any binding offer the bank runs a kreditprövning on your income, your debts and your payment record.

Anything above the 90 per cent line can only be borrowed unsecured, at a higher rate, and since 1 January 2026 that interest is no longer deductible. A deposit borrowed on a credit card is now doubly expensive.

This is where a newcomer's file is thinner than a local's rather than worse. Short employment history, a permit with an end date, no Swedish credit history: banks weigh these differently and there is no published rule, so ask two or three of them, in writing, before the viewing.

What it costs every month

Amortisation is a legal requirement, not a bank preference. Above 70 per cent loan-to-value you pay off 2 per cent of the original loan amount every year; between 50 and 70 per cent it is 1 per cent; below 50 per cent there is no requirement. The percentage is calculated on the original loan, not on what is left.

A worked example. Mei buys at 3 200 000 kr with the minimum 320 000 kr of her own. Her loan is 2 880 000 kr, which is 90 per cent of the price, so she is above the 70 per cent line and amortises 2 per cent of 2 880 000 kr, that is 57 600 kr a year, or 4 800 kr a month, before any interest.

Her colleague buys the same flat with 960 000 kr down. His loan is 2 240 000 kr, exactly 70 per cent, so he amortises 1 per cent: 22 400 kr a year, 1 867 kr a month. The same apartment, a 2 933 kr monthly difference, decided entirely by the deposit.

On top of both sit the interest and the association's månadsavgift, and the avgift can be raised by the association when its own loans are repriced. Ask for the last two annual reports and read what the association owes.

If you may need to rent it out later

A bostadsrätt may be sublet only if the association approves it. The grounds accepted are wider than for a rental flat: a stay abroad for work or study, letting to a family member, a trial cohabitation, a flat bought for a later retirement.

If the board refuses, you can apply to hyresnämnden for permission, and that application is free of charge. From 1 July 2026 the assessment is meant to be applied more generously: an earlier rental counts against a further period only if it was of significant scope. The association may charge a fee for the sublet, at most ten per cent of a prisbasbelopp per year and apartment, if the stadgar allow it; check the current prisbasbelopp before you convert that to kronor.

Subletting without permission puts the flat itself at risk, so the sequence is always ask first, sign the sublease second.

What we do not know yet

Which banks lend to a buyer whose permit ends before the mortgage does, and on what conditions, is not published anywhere. It is set case by case, and the honest answer is that you have to ask each bank and get the answer in writing.

The association's future månadsavgift is the second unknown, and the larger one over ten years. The annual report shows the debt per square metre and when the loans are repriced; it does not promise what happens next.

Questions, answered

Can a foreigner buy an apartment in Sweden?

Swedish law puts no nationality condition on buying a bostadsrätt. What decides the case is whether the bostadsrättsförening accepts you as a member and whether a bank approves the loan.

Do I need a personnummer to buy a bostadsrätt?

The association and the bank both have to identify you, and a Swedish identity number makes every step easier. People who are not folkbokförda can apply to Skatteverket for a samordningsnummer; ask your bank what it requires before you bid.

How much deposit do I need to buy in Sweden?

At least 10 per cent of the purchase price, because a mortgage may not exceed 90 per cent. The rest cannot be borrowed against the home, and since 1 January 2026 interest on an unsecured top-up loan is not deductible.

Can the housing association refuse to let me buy?

It can refuse membership only if you do not meet the conditions in its stadgar or if it reasonably should not accept you because you cannot meet the financial obligations to the association. You have one month to take a refusal to hyresnämnden.

How much do I have to amortise on a Swedish mortgage?

Two per cent of the original loan a year above 70 per cent loan-to-value, one per cent between 50 and 70 per cent, and nothing below 50 per cent.

Can I rent out my bostadsrätt later?
